Lombok vs Bali: where to invest in 2026?

In short: Bali is the deeper, easier market, but you now pay a premium for it and face tightening rules. South Lombok, 40 minutes away by air, offers ocean-view land at a small fraction of Canggu prices, more space and a coast that is only starting to be developed. You trade some liquidity and convenience for that. For a buyer with a five- to ten-year horizon, that trade is increasingly worth making.
This article is written for people who already know Bali: expats who live there, and investors who have owned or looked at villas in Canggu, Uluwatu or Ubud. You know the island's strengths. The question is whether your next dollar goes further one island east. Figures are converted at about IDR 18,000 to the US dollar, the October 2026 rate (Databoks).
Why Bali buyers are looking east
Three things have changed in Bali over the past two years.
Prices. Land in Canggu is now quoted at around US$1,600 to US$1,800 per square metre, and on the Bukit at US$900 to US$1,500, according to a 2025 market guide from a Bali agency (Villa Bali Sale, May 2025). At those levels, a 500 m² plot in Canggu costs more than many finished villas elsewhere.
Rules. After deadly floods, Bali's governor told local authorities in October 2025 to stop issuing permits for new hotels, villas and restaurants on farmland and other green zones (Honeycombers Bali). The scope and duration were still under review in 2026. Add a stricter crackdown on unlicensed villas and the IDR 150,000 tourist levy in force since February 2024, and the message is clear: Bali wants less building, not more.
Crowding. Bali received 6.95 million direct foreign arrivals in 2025, up 9.7% on 2024, with Australians the largest group at 23% (BPS Bali). That is good for occupancy, but anyone who has sat in Canggu traffic knows the cost.
None of this makes Bali a bad market. It makes it a mature one: the easy gains have been made.
What South Lombok offers instead
Land at a fraction of the price. Ocean-view hillside land between Kuta and Selong Belanak is typically listed at around IDR 80 to 200 million per are (100 m²), roughly US$45 to US$110 per square metre. A listing on the Kuta–Selong Belanak road, for example, asks about US$133 per m² for a plot with sea views (Emerhub). Prices vary widely with access, view and title, and absolute beachfront costs much more. But even at the top of that range you pay less than a tenth of Canggu's price per square metre.
Space and coastline. South Lombok's coast is a series of wide, mostly undeveloped bays: Kuta, Tanjung Aan, Mawun, Selong Belanak, Mawi and Torok. A plot that would be a back-lane lot in Bali can be a hilltop with an uninterrupted view here.
A growth engine that is already built. The Mandalika special economic zone around Kuta includes the MotoGP circuit, which drew 140,324 spectators in 2025 and targeted 145,000 for its October 2026 race (RRI). Hotels, a bypass road and utilities followed the circuit.
More direct flights. In June 2026, Scoot increased Singapore–Lombok flights from four to ten a week, and weekly international flights to the province rose from 14 to 20. Direct routes to Darwin and Perth were awaiting approval (RRI, June 2026).
What you give up
An honest comparison has to include Lombok's weaknesses.
- Fewer flights, for now. Most long-haul visitors still connect through Bali or Jakarta. Lombok airport recorded 57,586 foreign arrivals in 2023 (BPS NTB via IDN Times). That figure misses the many travellers who arrive by fast boat or domestic flight from Bali, but the gap with Bali's millions is real.
- A shorter, more seasonal rental year. Demand peaks in the dry season, roughly April to October, and around events. Expect more variation between months than in Bali.
- Thinner resale market. There are fewer buyers and fewer agents. Selling takes longer, which matters if you might need your money back quickly.
- Services still catching up. International-standard hospitals, schools and specialist trades are in Mataram or Bali. Plan for that if you will live here.
- Due diligence matters more. Many plots have never been sold before. Certificates, boundaries and zoning need careful checks, which is why we have every title verified by a notary before we show it.

Three ways Bali residents use Lombok
A second asset, not a move. Keep your home in Bali and buy land or a villa in South Lombok as a separate investment. A Lombok–Bali flight takes about 40 minutes, so a site visit is a day trip.
Selling high, rebuying low. Some owners sell a Canggu leasehold at today's prices and rebuy a larger property, or two, in Lombok with the proceeds. Do the sums carefully: include taxes on the sale, and the time a Lombok rental needs to build reviews.
The future home. Others buy land now, while prices are low, and build later for themselves. A lease with fixed extension terms, or Hak Pakai once you hold a residence permit, both work. Our ownership guide explains which.
Who should stay in Bali
Lombok is not for everyone. Bali remains the better choice if you:
- need to sell within two or three years;
- want the highest possible occupancy from year one, and accept a lower margin for it;
- depend on a large, established pool of villa managers, builders and suppliers;
- want to live with international schools and hospitals on your doorstep.
If, instead, you can hold for five years or more, want land and views you could never afford in Bali, and are comfortable with an emerging market, South Lombok is where the value is in 2026.

FAQ
Is Lombok just "Bali 20 years ago"?
It is a useful shorthand for prices and pace, not a promise. Lombok has its own culture, a majority-Muslim population, and different development rules. Growth depends on flights, the Mandalika zone and planning decisions, none of which is guaranteed.
Are the legal rules different from Bali?
No. Ownership law is national: the same three routes apply. The main differences are the regional minimum price for Hak Pakai and local zoning.
How do I get to Lombok from Bali?
By air in about 40 minutes, or by fast boat to the Gili Islands or Lombok's west coast. From Lombok airport, Kuta is about 30 minutes by road.
Will Bali's building restrictions push prices up in Lombok?
They may redirect some demand, but we would not buy on that assumption alone. Buy for the property's own merits: title, view, access and rental potential.
